Our commission split is straightforward. We take $1,000 off the top for admin fees (outlined above), then any referral commissions are paid. Whatever's remaining, we split 70/30. The team earns 30% commission. This covers operations, training, marketing, CRM, etc. The remaining 70% goes to you, the agent. PLUS, unlike most teams, we cover your 20% Company Dollar Contribution from the 30% paid to us.
Normally, these fees amount to 20% + broker and transaction fees (Cap Contributions). However, Realē Happy will reimburse you for the 20% Cap Contributions you paid to eXp MINUS $585 from the 30% team split. We pay this until you cap at $16k. After which we reimburse you for your $250 per transaction fee for the next 20 transactions, and then the $75 per transaction fees there after until your Cap Contributions resets.
While most services are covered under our structure, new agents in the mentorship program MAY still have to pay an additional 20% fee to eXp for their first 3 transactions. There may be additional split costs for referral leads, which will be communicated clearly.
There is a technology and marketing fee of $999 - this covers your websites, funnels, marketing materials and team signage.
We provide comprehensive support including twice-weekly group team support calls/meetups, access to coaching and training, scripts and role-playing sessions, and access to mentorship. You'll also benefit from over six figures in marketing, sales, negotiation, NLP, and business growth training.
We generate 5 to 10 leads per week for each agent through various channels including ads, social media campaigns, FSBO and expired leads, postcard campaigns, and more. Most lead generation costs are covered upfront by us, with certain models requiring payment at closing or per lead/appointment.
Agents receive access to our all-in-one tech system which includes a CRM, calendaring, 2-way SMS/email/phone/WhatsApp/Messenger/IG, social media manager, sales pipelines, automations, AI, review management, reporting, mobile app, ads manager, and more. The platform is called Funneltopia.io - they provide both the software and ads management.
There is a one time onboarding of $999 technology and marketing management fee - this covers your personalized website, funnels, onboarding into the system, and they send you your business cards and team signage.
Besides leads and marketing support, our admin team helps manage the work you would normally do as an agent by creating curated list of properties, comprehensive reports, transaction coordination, purchase management pipeline & CRM, and various credits and services like pre-purchase inspection, interior design consultation, moving service, and more.
The 12x12 Challenge is a strategic real estate marketing plan designed to generate 12 meaningful conversations per day over a 12-day period. That's 144 Leads You'll have in your pipeline. This involves a mix of online and offline activities aimed at promoting open houses, a real estate workshop, and expanding your network.
To start:
1. Preparation: Schedule open houses for Saturday and Sunday and plan a free real estate workshop for the following Friday. Launch a $50/day ad campaign on Facebook, initially promoting the open houses and then the workshop.
2. Daily Activities: Engage in activities such as online forums, social media direct messaging, door knocking, attending local meetups, and sponsoring local events. Each day’s goal is to generate 12 conversations related to your real estate business.
3. Cost: The total cost ranges from $850 to $950, covering Facebook ads, sponsorships, and minimal promotional expenses.
By participating in the 12x12 Challenge, you will increase your leads, build your network, and enhance your visibility and credibility in the real estate market.
